Soft Washing for Siding and Trim in Halfmoon

A gentle cleaning mix and low pressure take algae and mildew off your siding, trim and soffits without wearing down the finish. The house looks brighter, plants and fixtures get a careful rinse, and we photograph anything we think you should see.

What a soft wash does for your siding

A soft wash relies on the cleaning solution, not water force, to do the work. We apply it at low pressure, give it time to break down organic growth, then rinse it away gently. Vinyl, painted wood, fiber cement and aluminum trim all respond well, and none of it gets blasted, gouged or forced open at the seams.

It is the right call when your siding has a green or black film, gray streaks under the roofline, or a dull cast that a garden hose no longer touches. Long, damp springs and shaded north walls give algae plenty of time to settle in around Halfmoon, and it spreads faster once it starts.

Many of our customers book a wash before we install permanent lighting, so the fixtures go up against clean surfaces. If we notice cracked panels, loose trim or storm marks while we work, we photograph them and tell you plainly what we saw, which helps if you later talk with your insurance company.

What the work includes

Walk-around before we start

We look at every side of the house, note the siding material and any existing damage, and point out areas that need extra care, like older paint or loose caulk.

Plant and fixture protection

Shrubs and garden beds get wet down before and after application. We cover outlets, lights and doorbells, and we keep the solution away from anything it should not touch.

Low-pressure siding and trim work

Siding, corner boards, window trim, shutters and soffits are treated with a solution matched to the growth we find. Dwell time is adjusted for shade, sun and temperature on the day.

Fascia and gutter faces

The outside faces of gutters and fascia often carry black tiger striping. We treat and rinse these along with the walls so the roofline looks as clean as the siding.

Photo notes of what we found

Anything unusual, such as cracked vinyl, hail dents or soft wood, gets photographed with dates. You keep the pictures and decide what to do with them.

Final rinse and check

We rinse windows, walkways and plants, then walk the house with you so you can see the result before we pack up.

Signs your siding is ready for a wash

Green film on shaded walls
Algae shows up first on the north side and anywhere trees block the sun. Left alone, it holds moisture against the siding.
Black streaks below the roofline
Dark runs on fascia and under eaves usually mean dirt and growth washing off the gutters every time it rains.
Chalky or faded color
Siding that looks dull up close may just be coated in grime. A wash often brings back more color than people expect.
Spiderwebs and dust in the soffits
Corners and soffits collect webs, pollen and insect nests that you can see from the driveway.
Mildew around windows and doors
Spots near trim and door frames tend to return each season because those areas dry slowly.

How a wash day runs

  1. 1

A phone call, then a visit

On the call we go over how big the house is and what's on the siding, then book a time to see it and write up your quote. The quote costs nothing.

  2. 2

    Getting the house ready

When we arrive, we seal off outdoor outlets and fixtures, soak the plants and pull planters and other small things back from the walls. Please keep windows closed and pets indoors.

  3. 3

    Treat, wait, rinse

We take the house one wall at a time, spraying the solution upward from the base and rinsing downward from the top to avoid streaks. The job usually wraps up in a few hours.

  4. 4

    Final look together

We go around the outside with you, show you photos of any damage we spotted and answer your questions. When a repair calls for another trade, we tell you instead of guessing.

What shapes the price of a soft wash

Every quote is written out line by line, so you can see what you are paying for before we start. The price depends on the house itself and on how much growth has built up. Nothing gets added on the day without asking you first.

Wall area and stories
A larger footprint means more siding to treat and rinse. A second story adds ladder work and extra setup, and a sloped yard slows things further.
How much growth is present
Light dust rinses off quickly. Thick algae or years of mildew need a stronger mix and longer dwell time.
Siding material and condition
Older paint, oxidized aluminum and brittle vinyl call for a gentler approach and more careful rinsing.
Access around the house
Tight side yards, decks against the wall and dense plantings slow the work and need more protection.

Questions about a soft wash

Could the solution harm my lawn or garden?
Before we spray, we soak the plants with water, and we rinse them once more at the end so any drift is watered down. Fragile beds get covered when it makes sense. In most yards the plants look just as they did before.
Can vinyl siding be soft washed?
It can, and vinyl is among the best fits. Gentle pressure won't push water under the panels or split them. Heavy pressure is what damages vinyl, so we keep it off siding entirely.
How long before the siding needs washing again?
That comes down to shade, trees close by and how long the walls stay wet. The solution kills the growth instead of only rinsing it away, so it usually comes back slower than after a hose-down. Plenty of homeowners book a wash every one to two years.
Does someone have to be home?
Not the entire time. We need an outdoor spigot we can use and windows kept shut, and we'd like to walk the house with you at the end if you're around. If you aren't, you'll get the photos and notes from us.
What if you spot storm damage during the wash?
We'll take dated photos of it and describe what we see in everyday language. We aren't adjusters and can't say what your policy covers, but good photos give you a better starting point with your insurer.
